La Villa de Roucarasse is a contemporary villa of recent construction (2015) with exceptional design values, nestling in the hills in the area known as La Roucarasse, just above Lamalou. Situated in a quiet, recently developed residential area, this elegant villa has stunning views from all aspects and has been designed to obtain maximum benefit from the lovely surrounding countryside, the unimpeded views of the Haut Languedoc Natural Park and the forested slopes on which the villa is built. It provides attractive and comfortable accommodation in peaceful and idyllic surroundings for up to 8 people: easily accommodated in three bedrooms and a large mezzanine floor with a comfortable double sofa bed. This a haven of tranquillity – ideal for nurturing the creative spirit or just for renewing your relationship with nature – is only five minutes from the elegant Belle Époque town of Lamalou les Bains, with access to all the necessary shops, restaurants and services including a theatre and a cinema. Its proximity to the town is convenient, but it comes without the distraction of traffic noise and bustle.
The front of the house is south facing, overlooking the Avant Montagnes, which slope down to the Mediterranean coast. On entering the villa you are immediately struck by the large picture, room-height windows in the lounge, providing a magnificent vista of the wild forested garden. You are immediately drawn into the magical feeling of the surrounding natural landscape. The splendid view, with its changing colours, can be enjoyed throughout the year. The villa is designed to provide the feeling of being at one with nature, whilst enjoying all the comforts of modern living, accentuated by the use of natural materials in the design.
The large open plan living space, with its clean lines and very contemporary feel, is constantly balanced by the natural surroundings which can be seen from all aspects. La Roucarasse is pleasantly decorated throughout in modern neutral tones, complemented by splashes of colour provided by the bed linen and furnishings. The sympathetic design takes full advantage of natural light throughout the ground floor. It’s unashamed contemporary character and furnishings are tastefully complemented by French poster artwork dating from the Belle Époque and First World War periods.
To the right of the entrance hall is the 15 m² twin/double bedroom (beds can be linked) with south east facing window and built-in hanging space. Next door is a large (6.7m²) contemporary wet room with walk-in shower, W.C. and hand basin.
Much of the ground floor area is open plan, with a lovely flow from the 29.2 m² lounge, to the kitchen and dining areas, with all rooms opening out onto a large terrace and pool, with splendid views of the surrounding mountains.
To the left is the well-equipped, modern fitted kitchen (8.8 m²) with ample storage. It is well-equipped with micro-wave, fridge, freezer, 4 ring vitro ceramic hob, electric oven, electric grill, dish washer, Soda Stream machine, toaster, kettle and a Senseo coffee maker. Next to the kitchen is a laundry room housing the washing machine, hot water tank and cleaning equipment.
The adjacent 12.8 m² dining area overlooks the pool and large terrace. Again the mix of modern and vintage French style is underlined by the antique glass chandelier placed over the contemporary table. The dining room has large glazed doors which can be left open so that you can dine in comfort whilst enjoying the fantastic views.
To the right of the kitchen, the dining area leads onto the 13.3 m² double bedroom with King size bed. The ensuite shower and bathroom (7.2 m²) has an angle spa bath, walk-in shower with rain effect shower head, W.C. with soft close lid, hand basin with cascade tap and heated towel rail. The bedroom also has a walk-in dressing room and direct access to the pool and terrace via large glazed double doors.
The beautiful 22.25 m² terrace paved in limestone provides a wonderful outdoor living area for eating and relaxing with sun loungers and tables and chairs and a barbecue. The incredible views of the surrounding mountains will leave you spellbound. Crossing the terrace with its stainless steel cable guard rails, the 18m² pool (available from May to September) is cleverly designed to have 180° views over the surrounding countryside and the forested garden. This is not an infinity pool but the closest one can get to it, as it is at tree top level. The view invites you in to take a leisurely swim whilst enjoying the nature all around you.
The mezzanine floor is accessed via an open plan wooden staircase. This large light-filled 30 m² area with attractive wooden beams provides on one side a 16 m² double bedroom with a small south facing terrace of 7m² overlooking the front of the villa. On the other side is a in a comfortable upper lounge with a double sofa bed, four large armchairs, a coffee table, a flat screen LED TV (with some English channels plus French service) and Chromecast for streaming from personal devices, a DVD player and internet access via WI-FI. The upper lounge also creates a lovely cosy atmosphere in the winter; an ideal place to curl up with a book.
An elegant upper terrace of 14.3 m² overlooking the pool area leads off from this lounge and provides more relaxation opportunities, with modern terrace lounge furniture and outside lighting. It has 180° views to the south, west and east including the Caroux Mountains, the town of Lamalou les Bains and the spire of the Church of Saint-Pierre-et-Saint-Paul, as well as the neighbouring medieval village of Poujol-sur-Orb. This is a favourite spot from which to watch the last rays of sun disappear over the mountain tops, whilst enjoying some of the delicious local wines.
Walking the river valleys and mountains through cherry orchards and chestnut woods, past vineyards and besides chattering streams, and across the slopes of the Caroux-Espinouse mountains; exploring the Piste Verte, following the old railway track which passes through Lamalou; cycle hire at Le Poujol, kayaking down the river Orb; swimming and fishing in the rivers and lakes; horse riding among the evergreen oaks; discovering the unusual and fascinating flora and fauna in the area......Otherwise enjoy the glorious views of the surrounding landscape and mountains from the house and terraces and relax completely in the comfort of this fantastic property.
The busy coastal town of Beziers, close to the Mediterranean beaches, is only half an hour away for those wishing to visit a larger commercial centre or to sample the local beach life and excellent fish and seafood restaurants.
